The following is a brief outline of the sort of deals we will consider:

• 1^st mortgages
• 2^nd mortgages (first must be held by an institutional lender)
• Single-family construction mortgages are our absolute favorite
• Loan amounts ranging in size up to $950,000.00 (some flexibility here)
• Will lend up to 75.0% of value
• Acreages of any size are not a problem
• Will lend on mobiles on their own freehold land
• Will lend on raw land
• NO GDS/TDS or Minimum Beacon Score requirements
• Renewal Fees to extend term generally priced at only 1/15th of 1.0% of the loan amount, minimum $500 (construction loans excluded)
• Exit strategy is ­KEY so please explain the win, win – how and when do we get out
• Sorry, but we cannot consider any commercial loans
